Banyan Tree debuts first residential project in Europe

Developed by Persepolis, the Banyan Tree Padilla Madrid Residences has made a historic building its home within the city’s glamorous Salamanca district

One can go local even when abroad. Banyan Tree, a Singaporean brand loved by many, just launched its first-ever residential project in Europe. For a hospitality group that operates over 70 hotels and at least 14 branded residential developments across the world, the Banyan Tree Padilla Madrid Residences reflects a broader trend of lifestyle-led property investment among buyers who seek legacy assets in culturally rich and globally connected cities like Madrid.

Developed by Persepolis and marketed by Colliers and Knight Frank, the Banyan Tree Padilla Madrid Residences has made a historic building its home within the city’s glamorous Salamanca district. Originally designed by 20th-century Madrid-born architect Luis Gutiérrez Soto in 1948, and restored by Julio Touza Sacristán and Caramba Estudio, it maintains historic character but not without the necessary modern upgrades.

Only 24 units are available, ranging from 308 to 693 square-metre sizes in the form of one- to four-bedroom layouts. Features include high ceilings with mouldings, oak wood flooring, underfloor heating, brass inlays and classic Madrid-style shutters. Kitchens are finished with natural stone, satin metals and oak cabinetry, while bathrooms are complete with Portoro marble vanities and brushed brass fixtures. Each home comes with its own terrace, and beyond that, residents may enjoy the many facilities such as an indoor heated pool, a spa and full-service concierge, or venture out to the nearby art gallery or Michelin-starred restaurant.
