For investors who are interested in Indonesia’s property market, there’s no better place to consider than Savyavasa, a luxurious 402-unit condominium development in the south of Jakarta

Many discerning investors, including US president Franklin D Roosevelt, once labelled real estate as the safest type of investment. Certainly, it’s hard to deny the allure of a wealth-enhancement asset that can double as a second home. With Indonesia relaxing its policies on foreign ownership of property, including no additional foreign tax or duties, since August 2023, it is a good time for real estate investors to gain an early mover’s advantage by entering this relatively new market as soon as possible.

If you are among those inclined to do so, then Savyavasa, a luxury residential project located in Jakarta’s most sought-after neighbourhood of Dharmawangsa, ought to rank at the top of your list. The stunning 402-unit property is a joint venture by Swire Properties and Jakarta Setiabudi International Group and marks the Hong Kong-based developer’s first project in Indonesia.

The acclaimed developers demonstrate their pedigree with Savyavasa, which is the first high-rise residential development in Jakarta to earn the Green Mark Gold standard, a building rating that certifies its environmental impact and performance.

Comprising one 40-storey and two 41-storey towers, Savyavasa has been brought to life by Singapore-based SCDA Architects. The renowned multi-disciplinary firm is acclaimed for its ability to blend structures with their environment, designing spaces that bring the best out of the locations.

From ground level, the three towers, adorned with angled protrusions that provide a clean aesthetic and minimise heat retention, appear as urban sculptures that seem to have sprouted among sprawling greenery.

Inside the property, you’ll find exquisite two-to four-bedroom apartments that boast high ceilings, furnishings made from organic materials, and large windows that flood the interiors with plenty of natural light. Choice units include apartments in Tower I, where you can choose between the three-bedroom (325sqm to 336sqm) and four-bedroom (485sqm to 496sqm) units designed by New York-based design studio Yabu Pushelberg.

In addition to the larger apartments—which include capacious balconies that offer panoramic views of the city—you’ll have access to a private clubhouse equipped with an indoor pool and gym. If you’re a fan of cosier spaces, the smaller units designed by Richardson Sadeki, also a New York-based design studio, in Towers II and III may be more your style.

Here, you’ll find two- to four-bedroom apartments ranging from 131sqm to 264sqm with adaptable layouts, balconies with unobstructed views of the city, and access to a host of amenities, including a gym, hammam spa, indoor children’s play area, and outdoor leisure and sport facilities.

Harmonising with nature

Should you decide to make Savyavasa a second home, you’ll be tempted to spend long hours there once you experience the lush greenery surrounding the property. The landscaping design, helmed by Intaran Design, is inspired by the upscale Dharmawangsa area; characterised by towering trees and manicured greenery. The tranquil pet-friendly gardens of Savyavasa feature a 1km jogging track, and a myriad of local flora and over 300 trees, each painstakingly chosen and replanted.

Impressively, the landscape is self-sustaining. Through automated irrigation systems, rain sensors and composting organic waste, the landscape will organically rejuvenate itself, ensuring that residents are always surrounded by lush nature.

Situated in a prime location in Jarkarta, Savyavasa grants convenient access to a plethora of high-end shopping, exquisite dining and vibrant nightlife options. In addition, the affluent Dharmawangsa neighbourhood is home to prestigious international schools.

Expected to be completed in late 2024, with handover taking place in the second quarter of 2025, Savyavasa is poised to become Jakarta’s hottest residential project for investors and homeowners alike. Singapore-based clients can visit its website.
